About Spain

  • Whilst it is not necessary to use a lawyer to purchase a property in Spain, it is highly recommended, as it is in the U.K. They will be able to ensure there are no outstanding debts existing on the property. You are free to appoint a lawyer of your choice, but if you do not, we will be pleased to introduce you to a lawyer
  • If you are seeking a re-sale property then a deposit of €3,000 will be required to secure the property and as official confirmation of your intent to purchase. The balance and costs are then payable on completion which is normally 30 days.
  • If you are purchasing a new property still in the stages of construction, or not yet started construction, the builder/developer will require stage payments. A deposit of €3,000 will be required to fix the price of the property   remove it from sale.
  • We would suggest that you budget approximately 10% of the purchase price of the property to cover all expenses and taxes involved. In Spain, 7% is paid to Spanish Tax authority and the remaining 3% will cover the cost of the Lawyer and Notary.
  • Should you require it, you can choose to apply for a mortgage in Spain. Mortgage rates in Spain tend to be lower than those in the U.K and currently start at around 3.25%. A mortgage of 70% to 80% can normally be achieved and spread over 5 to 30 years.
  • Community Fees, these are payable annually for the community services, street lighting and cleaning, refuse collection etc, and the average price is around £150.00 per annum.
  • Water There is a standing charge of approx. £8 per quarter year for mains water supply. Consumption is additional to this and payable every two months
  • Electricity has a standing charge of approx £8 bi-monthly, and consumption is additional to this and payable every two months.
  • Rates (Suma) This is like the English rates system, and is based on the declared value of your property. The average price paid is around 80,00pounds per year.
